Alberta’s strengthening economy has bolstered sales of recreational properties. After a five-year lull, purchasers are finally making their moves, taking advantage of the thinning selection of cottages and lake lots available at virtually every price point.

Activity has increased, particularly in recent months. Sales and prices are expected to pull ahead of year-ago levels by year-end 2013.

Greater confidence has largely been behind the push, along with pent-up demand and attractive prices that remain well off peak levels. Buyers recognize that the timing and opportunity are ideal—especially in light of favourable interest rates and a healthy economic outlook.

A good supply of product exists, but inventory is quickly thinning as the uptick in demand has been notably sharper. Most every type of product is seeing some action, from single-family homes to condominiums, teardowns and new builds.

While the boomer segment has not returned in full force, young families and retirees are leading the charge for recreational product from lakefront to mountaintop. Affordability remains front and centre, as a more enthusiastic buyer pool emerges to snap up properties offering great value.

(June 13, 2011) — Canada’s recreational property market is gaining serious traction as savvy purchasers take advantage of ideal conditions, setting the stage for what is expected to be the best market in recent years, according to a report released today by RE/MAX.

The 2011 RE/MAX Recreational Property Report, examining sales and trends in 46 markets across the country, found that substantial equity gains from recovering stock portfolios in major centers have contributed to an upswing in demand from coast to coast. Demand rose in 78 per cent of markets, while sales were up or on par in 41 per cent of recreational centers.

Buyers who held off during the recession are back in recreational property markets from coast-to- coast. Their patience has been rewarded with more affordable recreational values and greater inventory levels. It’s the perfect storm, as ideal market conditions dovetail with wealth recovery.

Softer values and the strengthening oil sector has also brought Albertans back into mix, driving demand and sales in Western Canada with transactions up in 58 per cent of markets, well ahead of the national average. 2011 could be the turning point.

Inclement weather, including a late thaw and an abundance of precipitation, resulted in a slow start in many areas, but should be offset by stronger peak season activity. Inventory levels are healthy throughout the country, although there has been some tightening reported at entry-level price points in about one- third of markets.

With overall economic performance improving daily and consumer confidence rising, the resurgence of Canadian recreational property markets is a natural progression. An upswing in discretionary spending is once again drawing purchasers to what is, without question, an innate Canadian pastime.

Royal LePage releases it’s 2011 Recreational Property Report

If you’re on the lookout for a bargain property, recreational property may be your best bet.

But be quick. Because the recreational real estate scene in Canada is on the mend. The prices for every type of property are creeping back up and the inventory is dissipating.

At the same time, the market is changing and maturing – extended families are pooling their resources for vacation properties and
rather than solely eyeing short-term vacations, purchasers have retirement in mind.

Canada’s traditionally buoyant recreational property market appears to have found its groove once more.

The 2011 Royal LePage Recreational Property Report concluded, among other things that 89% of owners and prospective buyers nationwide believe recreational properties are a good long-term investment.

When asked to compare recreational properties with the stock market in terms of providing a larger financial return on investment, 50% (nationally) said recreational properties provided a larger return, 29% preferred the stock market, and 21% were undecided.

“After a slow start due to poor spring weather we expect to see considerable activity in the coming months” says Phil Soper, president and chief executive of Royal LePage.
